Zoning laws allow a municipality to control and optimize the use of its land. Unregulated development has been known to result in unacceptable living conditions.
Single use:
(1) residential (single family, high-density)
(2) commercial
(3) spatial
(4) industrial (with subcategories heavy, light and warehouse)
Mixed use or combination zoning allows multiple uses, such as residential and commercial (grocery store, etc).
Less often:
(1) agricultural
(2) rural
(3) historic
(4) aesthetic
(5) form-based
(6) conditional (special use permits, may overlap with mixed use zoning)
Each zone may have other constraints in addition to usage including:
(1) size of plots
(2) population density
(3) building height
(4) setbacks
